The RFP is asking contractors to propose a fee for the Design Development (DD) phase services they will provide. Especially in CMc, the contractor may be involved during DD to provide services like constructability reviews, cost estimating, scheduling, and value engineering. Because those preconstruction services require time and staff, the owner asks for a proposed fee for that phase in the RFP.

So the question isn’t asking how the GC calculates the fee in detail, but rather that the owner wants to see the proposed DD-phase service fee as part of the contractor’s proposal in order to compare teams and understand the project costs.

Thanks for your question @hironicohico! You’re absolutely right to call that out. A101 _does_ include a placeholder/reference for liquidated damages in Section 4.5, so technically it is part of the agreement. The nuance here is that the actual terms (amount, conditions) aren’t defined in the base A101 and are instead filled in via the Supplementary Conditions or an exhibit. We’ll be adjusting the question to make that clearer.

Hi There!

Exersize B Day 8- Q 4 of 10- I chose CM as advisor and CMc- But the advisor is not correct- I don;t understand why? The goals are 1- risk and time. 2- cost. Which advisor takes on risk and saves time. The Answer is DBB- but that is NOT time saving. And also not risk saving. So I am confused.

@sevanb Both DBB and CMc best align with the owner’s goals given the project context. **DBB** is a solid choice for a mid-size renovation because it offers a clear, predictable process with well-defined roles, which helps manage risk. **CMc** is especially well-suited here because the owner prioritizes time efficiency and already has strong relationships with contractors, allowing for early contractor involvement, better cost input during design, and reduced schedule risk. The other options either shift too much risk or complexity (IPD, MP), limit the architect’s role (DB), or don’t provide enough construction control (CMa) for the owner’s priorities.

Little confused on this. You mentioned that the RFP is asking contractors to propose a fee for DD phase. Where is this RFP? The scenaro also does not mention asking for a fee for DD phase. So how are we supposed to know this?

@neftalihernandezjr Question 6 indicates that the architect is assembling an RFP to issue to the three prospective contractors and outlines what should be included in it. Which question are you referring to that specifies a proposed fee for the DD phase?

I was referencing your post on March 10 to @ ielhakam65 in response to question 7. Your first sentence mentions the RFP is asking contractors to propose a fee for DD phase services they will provide. However there is nothing in the question or scenario about this request.

I guess I am confused on question 7 and why this is one of the answers, for the contractor to propose a DD fee in the proposals. It seems a proposed schedule would make more sense.

@neftalihernandezjr Thanks for pointing this out! The DD fee is intended as an example of a fee that would be included as part of the CMc’s overall proposed fee for services, rather than suggesting that the RFP is specifically requesting a separate DD fee. The owner would want this fee information along with the CMc’s proposed staff, relevant experience, and current workload to help evaluate the proposals.
