1. Dont you need an address for the parcel map to figure out the DC-15 zoning?

@msvdam So sorry about that! The addresses were included in Exercise A, but was mistakenly not added to Exercise B. I just added these to the scenario so you should see it now. Thank you for bringing it to our attention 🙂

Question 2 and 3 have a different site area referenced in the site info 🙂  
Question 2 claims that the lot area is 46,768sf  
Question 3 claims that the lot area is 45,780sf  
but the site info says lot area is 45,780sf so it threw me off on question 2.

I was wondering the EXACT same thing. I tried to find 45,768sf somewhere different, but could not find it anywhere. Black Spectacles find advise!

I found that if you add up the parcel SF on the Parcel viewer, you get 46,768. But the site info reference claims it as 45,780. Since both values were used in different questions, is there a reason you would have to use one method over another?

I wonder the same thing. Lot size (adding up) is different from total gross area of the lot? Very confusing and misleading. Please clarify. Thanks

I’m a little confused by this practice question. I understand the gross area of the site to be 46,768sqft, with zoning restricting the site to 4 stories. But the FAR is 3.5 according to the site information reference sheet? So wouldn’t you multiple 46,768sqft x 3.5 which is 163,688 sqft allowed by zoning?

But 163,688sf wasn’t an answer choice. I just got the question wrong because of this.

the current explanation is that 46,768sf x 4 allowable stories = 187,072… which is wrong?

Welcome @yasmine.chaney! Are you referring to Question 2 of this exercise? If so, 163,688 sf is the correct answer choice. For this calculation, you actually multiply by the FAR of 3.5 to get the allowable area of the site. Let me know if you need further clarification!
