I am curious, if there is a need for redesign after bids are are out/or construction has started due to unknown circumstances found on site, do we as the architect redesign for free or an additional service?

That is a great question. Typically if it is an unforeseen condition found on site, any redesign that would need to take place would be the responsibility of the owner to pay for unless it was something that should have been caught by a geotechnical engineer. If it was something that a consultant or other entity missed, then there would likely be negotiations between that entity and the owner to determine who would pay for what. Thanks!
