25074

for question 25074 in PPD exam 1, can someone explain how the answer “the distance between exterior walls, include width of exterior wall” involves with the FAR calculation?

I understand FAR needs total building’s area and lot area, which are other 3 correct answers, but this answer really confused me, and the explanation given does not explain Why it is necessary for FAR.

My answer for the fourth one is “the air rights of the building”, which is related to the building bulk.

Hi @xinruizhang, thanks for the question! I checked with Chris Hopstock, our architect, and here’s his take:

For check-all questions like this, sometimes it’s easiest to find the incorrect answers rather than the correct ones. Here, the footprint of the mech. rooms is incorrect, as well as the air rights of the building. Air rights don’t directly contribute to the floor area of a building, but rather, they increase the allowable floor area on the lot itself.

The correct choice “The distance between exterior walls, including the width of the exterior walls” is getting at the idea that you need to understand the area of the building in order to calculate floor area.

When are you planning to take PPD?
