Architect's Negotiated Proposals Bidding Service vs Negotiated Select Team Delivery Method

AIA B101 section 3.5.3: Architect’s Negotiated Proposal Bidding Service

AHPP P514 : Negotiated Select Team Delivery Method

My question: is the Architect’s Negotiated Proposal Bidding Service made for the Negotiated Select Team Delivery Method? These two concepts are very similar and at the same time confusing to me:)

@hliu18 Thanks for the question. While these two concepts sound similar they are actually separate. AIA B101 Section 3-5-3: Archtect’s Negotiated Proposal Bidding Service, refers to the major alternative to the traditional bidding process. In this instance instead of collecting multiple bids from different contractors the owner and architect negotiate the contract sum with a selected contractor.

Negotiated Select Team Delivery method is a delivery method also known as design-assist. In this case the owner selects an architect and contractor at the beginning of a project. All fees are negotiated and the architect prepares the design documents with input from the contractor.
