PJM practice exam question

project management -management

Can someone or the coaches explain why the answer for below question is Interior Design, not the Owner. Out of 99% of practice questions, it came across where an omission made by the owner’s consultant falls under the owner’s responsibility to cover the cost of redesign and rework. How is this question different from the rest of the similar sample question?

During construction of a new retail space, a safety concern has arisen regarding the hanging method for a stone tile feature. The instructions from the tile manufacturer for how the stone is to be installed were followed by the contractor, but some of the tiles have fallen. The wall anchoring system was specified by an interior design consultant whom the owner hired separately from the architect.

Which party is responsible for the failing tile system?

Hi @vincent.c.lee, thanks for your question!

The interior designer is responsible for abiding by the Standard of Care, which would include the provision of product specifications. This makes them responsible for the failing tile system.

While the owner is responsible for reviewing their consultants’ drawings for design intent and coordination only, they are not responsible for the consultants’ means and methods - similarly to an architect’s responsibility regarding their own consultants.

Check out the AIA C401 Standard Form of Agreement Between Architect and Consultant, as the relationship here is similar to that of an owner and their direct consultant.

Hope this helps. Happy studying!
