Scenario from workshop: "When Work Needs to be Changed"

In an exercise from this workshop, an architect named Lisa goes on a site visit and notices the work is behind schedule. She speaks to Larry the site supervisor and directs him to revise the schedule by a certain date. Is this an action the architect should take? I thought the contractor is fully responsible for the schedule from bidding onwards, and that the architect should not direct them on schedule-related matters.

@Tiffany.Chang This is a great question! We’ll look at it a few different ways:

In our A201, Article 3.10 Contractor’s Construction Schedules, item 3.10.1 notes that “the schedule shall not exceed time limits current under the Contract Documents, shall be revised at appropriate intervals as required by the conditions of the Work and Project, shall be related to the entire Project to the extent required by the Contract Documents, and shall provide for expeditious practicable execution of the Work.”

We can then look at Article 4.2 Administration of the Contract, which essentially states that the architect will provide administration of the contract as agreed upon by all parties. The specific text indicates that “The architect will not have control over, charge of, or responsibility for, the construction means, methods, techniques, sequences or procedures, or for the safety precautions […]” The omission of schedule from the list could be interpreted that the schedule is part of the execution of the contract documents due to the date being agreed upon in the contract itself.

I think the question referring to updating the schedule by a certain date – she is requesting the updated schedule be submitted by the next progress meeting; she’s not directing the contractor to add a specific number of days to the contract. The wording could be confusing on that part of the question.
