Hi, I have a question. What drives the number of parking spots? I know it’s zoning code that regulate it but at the same time the occupancy define the number of needed parking spots

Hi @Sargol.Toofani - zoning ordinances govern how many parking spaces are required on a site. The IBC governs how many of those required spaces must be accessible.

Parking requirements are going to vary depending on the location, which is why they’re governed by zoning ordinances. Some rural areas might require 2 parking spaces per dwelling unit because most people drive in that area, while urban areas with access to mass transit may only require 40% of their dwelling units to have parking spaces. Some may have no required parking at all!
