Can you explain why Bridging is a variant of Design-Build, when in DB there is no bidding, but in Bridging, the owner uses the plans to solicit bids?
@rolandojoseph77 Great question! Bridging is considered a variant of design-build because the owner ultimately contracts with a single design-builder for both final design and construction. The difference is that the owner first hires a separate architect to develop preliminary “bridging” documents, which are then used to solicit competitive proposals from design-build teams. So, bidding/proposals can still occur; the key distinction is who holds responsibility for completing the design and construction.
