Project contracts vs contract forms

Specifications - Part 1 lists contract forms and project contracts as part of the contract documents. I thought contract forms include project contracts, and contract forms, along with specs, drawings, and addenda, constitute contract documents. Could you please clarify the difference between project contracts and contract forms? @coachchrishopstock @emelytaveras

Hi @mish.anni - Division 00 of the specs, specifically spec section 00-60-00, is titled ‘project forms’ and includes proposed contracts, general conditions, and other forms. The purpose of this section is to tell the bidders what agreement and general conditions you and the owner intend to be used for the project, so there are no surprises when they’re awarded the bid. For the purposes of the ARE, this is where you’d include AIA A101 and AIA A201, for example, in your bidding documents.

These documents are not actual contracts at that point because they’re not signed. Once a bidder is awarded the contract, they sign the Owner - Contractor Agreement and it becomes the agreement that governs their relationship for the project.
