B101 Info from Owner to Architect confusion

I was given this scenario, in which the program, site, and schedule and cost were roughly defined. I chose the answer that SCHEDULE was the most incomplete, because in the B101 it clearly defines how you have milestones defined. So why did I. get this wrong? The answer was that SCOPE was incomplete because no square footage was provided. But that is much more developed than the vague timing provided? Why did I get this wrong? See below my answer and why it was wrong, and then below that is the scenario:

[Schedule] “Incorrect. A schedule has been provided, even though it may be vague at this point”

Scenario:

The owner and founder of One Architect Studios has been approached by a prospective client, a small business owner running a local machine shop for auto racing parts. The client wants to expand their facility by purchasing an adjacent brownfield site and constructing a new warehouse/shop with offices.

Key details from the client meeting:

  • Current shop located in an industrial park. Nearby sites required soil/water remediation but are inexpensive to purchase.

  • Client plans to move all operations to the new facility once complete.

  • Client has never worked with an architect for this business (only with a residential builder before). They are cautious due to past legal disputes.

  • No clear program or square footage provided; client wants a “sophisticated” space to grow into, with impressive finishes to attract new customers.

  • Desired program includes: production floor, hazardous materials storage, test bays, engineering offices, owner’s office, conference rooms, reception area, break rooms, and expanded parking. Production should allow for future expansion.

  • Wants to begin design immediately, occupy part of the building in one year.

  • Budget: $200,000 set aside for land and construction.

After initial discussions, the owner agrees to proceed with a standard AIA B101-2017 contract.
