Typically established per project.
A good starting point is 10% contingency. It often depends on the type of project and the experience of the contractor. If the building type is really complex or unusual, then you may want a higher contingency. But if the contractor has built 500 of these types of buildings before, perhaps the contingency would be lowerâŚ
isnât contingency taken as a percent of the entire project cost?
yes.
What if there are contract extras? How does this affect the answer? Thank you!
I have a book from when I was in school called "The Professional Practice of Architectural Working Drawings (student edition, second edition). There is a chapter on details. You could probably find a copy on a textbook online store.
Contingency diminishes as the project proceeds, doesnât it? It is in the Contractorâs pocket to bill as construction progresses. Iâm trying to make sure I understand the concept of contingency.
They can make a request around 90% to reduce contingency from the contract amount. sometimes 5% to 2%
Contingency can be used in a couple of ways; it can be paid out over the duration of project (diminishing as it goes through since risk may diminish as the building comes together), or it can be saved until the end and paid out at final completion, to ensure the contractor actually comes back to finish the building after substantial completion. Sometimes after substantial completion, contractors donât feel its worth their time to finish up nit picky details, so holding the contingency until the building is at final completion can help encourage that.
The question indicated to choose whatever choices desired. I also checked d. because revisions should not be indicated on a shop drawing. I would reject any shop drawing with revisionsâŚdepending on the changeâŚI agree that we do not indicate connections on CDs, typically.
Is a CSS the same thing as a Pay Application?
Hello! Welcome to the ARE Community. Weâll get your question asked as soon as possible
Not quiteâŚCSS is generally included with the pay application as âproofâ that the amount requested is correct.
I see what youâre saying here, but because shop drawings are intended to show how something actually is built, I generally tend to trust the manufacturer of the shop drawings. I think another correct answer could have been to âask the manufacturer if the new design is necessary or can be changed to align with the original designâ.
I love that you are thinking about talking to the manufacturer. It shows wisdom.
What does FF&E stand for?
Fixtures, Furnishings and Equipment
furniture, fixtures and equipment
Iâve learned that I need to check all shop drawings even structural plans. Iâve had enough issues during construction that certain strong wall were too tall, or window was 4 inches too short. Shop drawings often have mistakes.
but you had to choose three!!!
